There are times when you decide that your home is no longer serving your needs and you want to sell your house fast.
You have outgrown it, got another child and simply there isn’t any space left for everybody. You want something more spacious and fulfilling for everybody’s needs.
Sometimes, it isn’t easy to make such decision all at once, since you’ve created a lot of memories there. Still, you shouldn’t limit yourself – there are plenty of other places to create new memories all over again.
Before you decide to sell your house, there are certain things you need to do, so you can raise the market value of your home.
It doesn’t mean that you need to spend too much money. We are talking about reasonable spending’s just to make some descent curb appeal so you can sell your house as soon as possible.
Things To Be Done To Sell Your House Fast
You need to set a budget so you can do everything possible and within a reasonable price range. Doing some house makeover can be more appealing to the buyer and speed up the selling process.
These are the things I have done since I wanted to sale my house fast, and they really worked.
You can start with painting.
It’s really super cheap and an easy way to significantly upgrade your home, and nothing compares to a freshly painted house, both inside and out.
It is good if you choose a neutral color palette like white and beige, when painting both inside and outside of your home.
For outside job, you can add some contrast to specific places like front door, porch fence or entry pillars(if any), or, if you are uncertain of choosing suitable color palette, you can seek some professional help to do it for you.
Same stands for inside painting. It is always best to use neutral colors, since they are easy to combine with colored details and spice up the coziness of your home.
Tip: Before you start painting inside, make sure you properly tape everything and cover your furniture.
Over the time, clutter is starting to show everywhere, in case you haven’t thrown things away you almost never use.
Start with the basement
I’m pretty sure you’ll find things you never use anymore (nor you ever will). I have done it with my basement and believe me, by decluttering the it I brought some life and air to breathe there!
Continue with the closet
Wardrobe that is just hanging for over a year and you haven’t worn it yet, is a clear sign that you don’t need it, or you don’t like it anymore.
Go through your closet and take everything that is of no longer serve to you. Pack it in carbon boxes and donate it.
You will make someone happy.
Check the kitchen
Here we come to the part where you can find many pots and plates from all sizes that are worn off, and you still haven’t ditched them yet.
Sometimes decluttering the kitchen can take almost 1 day of work.
It was the case with me. When I saw what I have kept throughout the years – it was overwhelming. A couple of humongous black garbage bags emerged from it.
Thank God I have thrown everything away.
Now the kitchen is breathing – again!
Check the drawers
Drawers can become pretty messy if you don’t pay attention enough. Broken pens, a lot of used post- it, or other one- time notes, can make such a mess if you don’t throw them away on time. You’ll end up cleaning drawers almost half a day.
Use it-throw it. That’s it.
Less is always more when it comes to decorating your home. It has been my motto ever since.
If you want buyers to see the essence of your home, it can be really hard if you have too many personal items scattered all over the place.
Make your home neat looking.
3.Check The Hardware
You can go through your home and see if any hardware needs an update. You don’t want anything outdated to be presented to the customers. If you have a modern home, make it same looking inside as well.
Check the door handles, faucets and cabinet knobs. Switching out old hardware is simple, really inexpensive and it take less than 30 minutes.
You can check your local hardware store, or go to some bigger chains and seek for modern style to follow the overall design or architecture of your house.
4. Pop Some Colors In
Have you noticed whenever you by a few new cushions, blankets, or some small colorful home items, the whole look of your home is changed?
You can by things for your kitchen, living room, bathroom or bedroom, and by using appropriate popping colors, combined with the neutral look of your home, you have made such an effect that can be hardly resisted.
I do it all the time.
Changing decorative items with colors representing each season. That is what I like about neutrals. You can combine every color you like and it fits so well. Always.
And not to mention the appearance before your customers.

5. Clean The Outside
You have paid so much attention of the inner of your home and forgotten all about its outside appeal. Do you want potential customers to see a bird poop, dust and weathering build up over time?
Of course not.
Pay attention to these details as well, since they will be the first thing customers will notice. Having a clean and neat home sells by itself.
Just make the right moves and see it happening.
6.Make The Carpets Spark Again
Having dirty carpets may cause the opposite effect – the buyer will see the deferred maintenance around the house, and that is why regular cleaning is so important.
And not only if you are selling your house, of course.
Do some deep-cleaning of your home, steaming the carpets and windows, washing the curtains, or even buying new ones if this will sell your home faster.
Sometimes, throwing some extra bucks may increase the overall value of your home, and selling might just come earlier than expected.
7. Do The Yard
Do you think you can achieve a good price and have a bushy front and backyard? I think not. You must do some dirty job here and make your yard become more appealing all over again, in case you have severely neglected it.
It is the first thing that welcomes everybody. Even the new buyers.
Get rid of those old bushes and weedy grass, and plant new grass, flowers, flowery bushes or whatever you think will rise the inviting impression.
Don’t spare money here, since this will significantly rise the expectations. And possibly sell your house fast.
If you have problem with landscaping ideas you can always get some professional help, and believe me – it will pay off at the end.
8. Minor Repairs
If necessary, do some small repairs if needed.
Simple change of a light bulb, fixing a door knob, or fixing a broken faucet can greatly increase the value of your home, when customers sees that everything is well maintained.
Search around the house and repair everything you’ll discover. I think that nobody wants to buy a house that seems not maintained well.
First impression says it all.
9. Woodwork Refreshment
A really simple woodwork touch can make all the difference. A simple paint on the kitchen or bathroom cabinets can add totally different note to the areas and make them more appealing.
Also, pay attention to the wood paneling throughout the house (if any), like around the windows and doors, and consider staining or painting them too, as it will create a more cohesive feel of your home.
10. Get Some Professional Inspection
At the end, it is wise to have some professional inspection to check out your home and give you advise for further improvement according regulations, if you want to sell your house fast.
A home inspection is part of the home buying process that’s mandatory during the negotiations,therefore, you better have everything down the line if you want to sell your house faster than it usually takes.
Doing it before you put your house on the market will speed up the process significantly, and paying a small fee for a professional inspection before putting your house on the market, will allow you to fix any issues in advance which can lead to a higher selling price.
